GENERAL CONDITIONS OF STAY

The Herdade do Barrocal de Baixo allows you to enjoy a variety of environments.It has 5 independent houses: a detached T3 with private pool, a core of semi-detached apartments consisting of two T3, one T2 and one T1; and the Monte Principal / Big House with 12 double rooms.

Total capacity

Herdade do Barrocal de Baixo has a total capacity of 48 beds with the possibility of 10 extra beds. Monte Principal / Big House

The Monte Principal is a two storey, south facing building with 12 double rooms each with a private bathroom (en suite), a dining hall, living room with fireplace, Smart TV and free internet access. The entire house has A/C. There is also an outdoor dining area.

Apartments Studio – T1

Consisting of a double room, a living room, bathroom with shower and hair dryer and a kitchen equipped with fridge, stove, oven, electric kettle, toaster, blender and coffee machine. There is also a front porch with outdoor furniture.Smart TV and internet access included.The whole house has air conditioning.

T2

House with two bedrooms (one double bedroom and one twin bedroom), a living room with a salamander fireplace, bathroom with shower and hair dryer and a kitchen equipped with fridge, stove, oven, toaster, electric kettle, blender and coffee machine. There is also a front porch with outdoor furniture.Smart TV and internet access included.The whole house has air conditioning.

T3

House with three bedrooms (one double room with private bathroom and two twin bedrooms), a living room with a fireplace, bathroom with shower and hair dryer and a kitchen with fridge, stove, oven, electric toaster, electric kettle, blender and coffee machine. There is also a front porch with outdoor furniture.Smart TV and internet access included.The whole house has air conditioning.

T3 Plus

House with three bedrooms (double room with private bathroom and two twin bedrooms), a living room with a fireplace, bathroom with shower and hair dryer and a kitchen with fridge, stove, oven, microwave oven, toaster, electric kettle, blender and coffee machine. There is also a front porch with outdoor furniture.Smart TV and internet access included.The whole house has air conditioning.

Monte da Asseiceira – T3

with a private pool

Three-room south facing house with a double room with private bathroom, two bedrooms with single beds, a living and dining room with fireplace, television, bathroom with shower and hairdryer, and a kitchen equipped with stove, oven, fridge, dishwasher, microwave oven, blender, electric toaster, iron and coffee maker. There is also a front porch with outdoor furniture.

Smart TV and internet access included.The whole house has air conditioning.

Herdade do Barrocal de Baixo offers the following common spaces:

 

  • Reception;
  • Common areas of Monte Principal with free internet access;
  • Tennis court;
  • Swimming pool;
  • Game Reserve;
  • Events Pavilion.

Other activities will depend on the availability of equipment and time of year.

 

RATES:

– Extra bed – 25 € per bed• Extra bed are only considered for children over 2 years of age; for younger children a free baby cot is available.• Children aged 2 to 6 years are subject to 50% of the extra bed rate (12,50 €).• Children between 7 and 12 years of age, are subject to 75% of the extra bed rate (18,75 €).• All other guests are subject to the full extra bed rate. – Low

Season:

effective from the 1st of October to the 20th of December; and from the 5th of January to the 30th of May; except for festivities, holidays and holiday extensions. – High Season: effective from June to the end of September and also for festivities, holidays and holiday extensions. – Holiday Season: effective from the 21st of December to the 5th of January, the Easter weekend and National Holidays. –

Conditions:

Any promotion / discounts are not applicable during the holiday season.• Minimum stay of 2 nights.• Rates with respect to periods that overlap the Low Season and the Holiday Season cannot benefit from each other unless the length of stay before or after the blackout dates is long enough. – The rates indicated correspond to the daily price of the accommodation, including breakfast.• PA Rate:• Children under 12 are exempt from breakfast rate;• All Herdade accommodation arrangements are entitled to breakfast.

 

Meals

We do not serve meals, but if you wish to eat at the property we advise you to order in advance (24h extra payment), or we can suggest nearby restaurants.

We only have a few snacks until 10 pm.

 

GENERAL RULES OF USE

 

PETS ARE NOT ALLOWED INSIDE THE PREMISES

– Check in time: after 3 pm until 9 pm.

– Check-out time: before 12 noon.

 

* Breakfast– Breakfast is served in the Monte Principal dining room.- Self-service buffet between 08H30 and 10H30 am. Limited exceptions are possible, but always subject to service availability.

* Cleaning Service– Housekeeping is done every 3 days (for stays longer than 3 days);- Room towels can be changed every day at the request of the guest, but for environmental reasons, we suggest that they be changed simultaneously with the cleaning of the rooms.

RESERVED ACCESS AREAS

Monte Principal – Guests have no access to rooms marked private, technical areas or the laundry.

Cancellation Policy:

Refundable within 96 hours of check-in. After this period, the booking fee will not be refunded.

 

No show policy

Dropout without cancellation – NO SHOW

The length of the stay will be charged in full, plus taxes. The dropout with previous written warning, at the due date of arrival, will be considered “no show” (dropout without cancelation), the vacancy will be available for 24hours from the scheduled check in, after which the booking will be cancelled (with the 100% loss of the fee) and the room will be considered vacant and available for another guest. THERE WILL BE NO REFUND.

 

CANCELLATION AFTER THE ARRIVAL;

Cancellations after arriving or check in at the Hotel, as well as leaving before the due date of check out, for whatever reason.

THE FULL FEE OF THE RESERVATION WILL BE CHARGED ACORDINGLY TO THE PRICE AGREED ON THE INITIAL BOOKING, NOT ALLOWING FOR ANY SORT OF REFUND, REENBURSE OF CASH OR CREDIT FOR NEW BOOKINGS.

We seek with this contract to maintain the quality customer service, without losses for both our Hotel and our clients.

 

PARKING

– Parking is available free of charge – The parking area has no guard, security system vehicle storage facilities – it is only intended to serve as access to the dwellings. – Do not leave any valuables inside your car while it is parked, even if locked. The Herdade do Barrocal de Baixo cannot accept responsibility for the loss or theft of any such articles.

SWIMMING POOL

UNATTEND SWIMMING POOL

  • For safety reasons diving is prohibited;
  • Children should be accompanied by a responsible adult;
  • In the treatment of the swimming pool water, chlorine is used;
  • For Hygiene and Health reasons, people with wounds, bleeding, or those with contagious diseases or infections, are not allowed to enter the water;
  • Towels are required on sun loungers, and if needed can be requested at the reception.
  • Keep noise levels at the swimming pool area within reasonable limits, so as not disturb the other guests.
  • If you’re part of a group, keep in mind that that other guests may also want to enjoy the swimming pool.
  • -We have a WC (Toilets) at the Swimming Pool area; please not let children urinate in the swimming pool water. Try to keep the WC and Swimming Pool Showers area clean for other guests.

 

RESERVOIR

UNATTENDED RESERVOIR

 

  • No diving regardless of time of year.
  • Children should always be accompanied by an adult / family member.

 

NOISE DISTURBANCE

– Avoid making noise or disturbing the other house guests. Musical instruments, radios, televisions, stereos, and/or any other source of amplified sound, can be played at a volume that does not disturb or annoy other guests. We shall pay particular attention to limiting noise between 10:00 p.m. and 8:00 a.m., we also request that guests refrain from making noise outside the building, in the courtyard or directly in front of the building or apartments

 

SMOKING

  • Smoking is completely forbidden inside the Monte Principal / Main House.
  • Smoking is permitted outside the house, but only in the areas where ashtrays are provided in the yard, pool and outdoors areas. All apartments are provided with outdoor ashtrays.

TOILETS

  • NO cigarette buds, cotton buds, tampons, sanitary pads or any other material, other than toilet paper may be flushed down the toilet. Guests will be charged for any blockage.

 

ENVIRONMENTAL POLICY

  • The owners of Herdade do Barrocal de Baixo are dedicated to the protection of our planet’s resources and would encourage our guests to help us by following simple rules.
  • Switching off lights when not in use;
  • Ensuring that taps are always turned off after use;
  • Avoiding the unnecessary use of towels – just use what you need! Water is a precious gift that needs to be protected from excessive consumption.
  • Recyclable trash (i.e. paper, plastic, metal and glass) is to be deposited in the appropriate area, which will be indicated during check in.

Final Notes:

Any damage caused, as well as any losses detected, will be borne by the user;- The right of admission to the premises is reserved;- Non Compliance with the Terms of Use, as well as any conduct that may be considered disruptive to the proper functioning of the Hotel’s service or to other guests, will oblige the proprietors to demand that the offenders immediately leave the premises, without prejudice to the assumption of responsibility, including the possible involvement of the Police authorities.- The owners welcome any suggestions you may have to make future stays more enjoyable;
